Terms & Booking Conditions

Please read these booking terms and conditions carefully, they shall be deemed to have been accepted by you when you have paid a deposit or total for a property.

The contract The contract entered into is between Bolthole Properties Ltd. (the owner) and the holiday maker (The Hirer). The contract is only effective once the completed booking form and payment has been received and confirmation has been sent to the Hirer. The contract is subject to English Law. A contract shall only arise when your booking is confirmed in writing via a confirmation letter or email.
Booking / Payment Method If reservations are made more than 30 days before the stay start date, a deposit of 30% of the total rental cost is payable on booking. The outstanding balance should be paid 30 days before the start date (no reminder is sent). If the booking is made less than 30 days prior to holiday start date, the total holiday cost should be paid with the completed booking form. We do not take credit card payments. All payments and deposits to be made to Bolthole Properties Ltd. Cheque payments and online bank transfers are accepted, details on invoice.
Security/Breakages Deposit Bolthole Properties Ltd. reserve the right to request a security/breakages deposit to be held at the time of final payment.
Damage You are responsible for and agree to reimburse to the owner all costs incurred as a result of any breakage or damage in or to the property which is caused by you or any members of your party or any other persons invited into the property by you. The owner can ask for an extra payment from you to cover any such costs. The owner expects the accommodation to be left in a reasonable state on departure. Guests must inform owners of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. The owner may ask for reasonable replacement costs.

Cancellation The Hirer is advised to arrange holiday insurance to give protection in the event that the Hirer is unable to take up the holiday accommodation at the agreed time. The Hirer should notify Bolthole Properties Ltd. of any cancellation immediately. For any cancellation before the arrival date, not only will the deposit be forfeited but also the balance of the holiday will be payable by the Hirer. If the property can be re-let then an appropriate refund will be made, but the deposit is always non-refundable.
Booking Alteration If, for reasons beyond the control of Bolthole Properties Ltd. we have to cancel or alter arrangements made for the Hirer we will contact you as soon as possible offering a full refund of monies paid to date. We will not accept consequential damages and liability is limited to a full refund of monies paid.
Complaints Procedure In the unlikely event of a problem, all complaints must be received before the end of the holiday rental to enable any issues to be resolved.
Liability Bolthole Properties Ltd. accepts no responsibility for any damage or injury caused by
use of the accommodation and any amenities and such use is at the Hirer’s own risk. Details on the website and any promotional literature may be subject to change in the future. This information given is believed to be correct and true at the time of going to press. Bolthole Properties Ltd. cannot be held responsible for (and cannot accept liability for) issues outside their reasonable control, including but not limited to, breakdown of domestic appliances, plumbing, electrical problems, non-working Wi-fi, invasion of pests or damage caused by exceptional weather conditions, or by noise and disturbance resulting from nearby building works, noisy neighbours or local events.
Occupancy It is not permitted to exceed the maximum occupancy of 4 people, as stated on the
website, unless prior agreement is given.
No Smoking Smoking is not permitted inside Seaside Lodge.
Dogs We will allow one well-behaved dog to stay, subject to
agreement prior to the stay. An additional charge of £30 per dog per visit is made to cover extra cleaning costs. Dogs are not permitted on furniture or on the beds in any of the properties. Please remove any evidence left by your dog. Please refer to the dog rules in the guest guide and note that we do not accept dangerous breeds or dogs under 1 year of age. We may request additional charges if there is evidence your dog has been on the furniture and/or beds. Any damage or stains must be paid for in full.
Security deposit when you bring a dog £100 for 1 dog. Paid in advance at the same time as the deposit. If there has been no occurrence of damage or nuisance, this will be returned to you once the property has been inspected straight after your stay. If damage has occurred during your stay, the Owner expects all damage to paid for in full, whether that exceeds the deposit amount or not.
Bed Linen and Towels Bed linen and towels are provided. Towels must remain inside the property and should not be used as beach towels. If you are staying in a property for a week or more, bed linen and towels can be changed weekly on request.
Return of Personal Belongings In the event of items being left in the property, Bolthole Properties Ltd. will attempt to locate and post the items back to you, but
return cannot be guaranteed. There is an administrative charge of £10 for this, plus postage costs.
Arrivals and Departures Seaside Lodge will be available after
3pm on day of arrival and must be vacated by 10am on day of departure. Please do not arrive early, or depart late (unless previously arranged), as time is needed to thoroughly clean the property between lets.
You must allow the Owner and their representatives (including workmen) access to the property at any reasonable time during your occupation of the property (except in emergencies or where a problem needs remedying fast and you cannot be contacted in time - in these situations the Owner is entitled to enter the property at any time without giving you prior notice).
The lodge must be left in the clean and tidy condition in which it was found, locked and the keys must be returned to the housekeeper or the left in the key-safe (unless alternative arrangements have been made). If additional cleaning is required, you will be liable to the owner for the cost of this cleaning.
Other Conditions Supervision of children, babies, dogs and adults requiring care is the responsibility of the guest at all times.
Guests should not cause nuisance or annoyance to occupants of
nearby property.
Guests should put all furniture etc back to where it was at the beginning of the rental period.

If, in the opinion of the owner, any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by the agent/owner as discharged and the agent/ owner may repossess the property immediately. The guest will remain liable for the whole cost of rental and no refund shall be due.
